Client Brief: Up to $1M around Murrumbeena and surrounds. Would prefer a house but understand it was likely to be a villa

Our Solution: This was a subdivided block but was the original house at the front. 3 bedroom on a sizeable land allotment. This property generated a lot of interest with over 16,000 views on realestate.com and over 50 contracts being requested. We took control of the auction early and gradually shook off multiple bidders and secured the property for just over $1M. A great outcome for our client.

Location: Clifton Hill

Client Brief: This client wanted an apartment to call home with a bit of outdoor space in the inner suburbs of Melbourne. 

Our Solution: We secured this apartment in Clifton Hil for $571k prior to auction. Part of a boutique development and with a good sized courtyard.

Good size internally and ability to update a create a family home to suit or clients needs. Unit 2 went to auction 3 weeks later and sold for $625K and unit 2 did not have a carspace and was a smaller courtyard.

Location: Essendon

Client Brief: Wanted to buy in Essendon and surrounds. Happy with a villa or townhouse. Also wanted something that would provide good capital growth

Our Solution: Secured a 3 bedroom villa. One of two in Essendon. Purchased in 2021 prior to auction as this was sure to be popular and we were able to move quickly and offer $1M to secure the property without the normal competition. This was an important number at the time as it also saved our client 25% in stamp duty due to Covid incentives to buy.

Location: South Yarra

Client Brief: 3 bedroom apartment, 2 bathrooms in CBD or South Yarra. Good security, good views and must have good capital growth prospects.

Our Solution: Purchased via private negotiation this ticked all of the clients boxes.

Purchased this South Yarra apartment in September 2016 for $1.387M. There were fantastic views of the city and contained some 150+ sqm internally with 2 car spaces. This offered great scarcity value, which is important when buying an apartment.

Location: Doncaster East

Client Brief: A young family with two children who were  looking for a home in Doncaster or  Doncaster East on a very tight budget.

Our Solution: Given the budget would not extend to securing a large home, we sought to secure  the client a 3 bedroom villa unit. We located  a 3 bedroom, 2 bathroom, 2 car garage villa  unit on 265sqm of land. The unit was one of  two in a great location in Doncaster East.

Purchased for $599,900 in Dec 2012. A valuation in 2018 placed the property over $1M which is certainly worth significantly more today.
