Client Brief: Our clients were looking for a period home with 3 bedrooms and off street car parking ideally in Kew and walking distance to MLC.

Our Solution: We secured a free standing 3 bedroom period home with 2 off street car parks and a home with scope to improve. A pre auction offer at the beginning of the campaign timed with understanding the circumstances and process to buy placed my clients in the box seat. They have subsequently updated the home with a second storey extension after seeing the high prices achieved by properties in the street. 

Location: Hawthorn

Client Brief: Our clients were seeking a period home that they could update/renovate/extend in Hawthorn. Key criteria included north facing backyard, free standing with OSP. Having a rigid brief they engaged our services to assist them to source and secure the right property. 

Our Solution: We managed to secure a gem of a home that ticked all the boxes at auction. The property underwent a renovation which my clients undertook and subsequently enjoyed for a few of years before selling for a very handsome profit of $1.44m.

Location: Macleod

Client Brief: Repeat client wanting  assistance to upsize to a family home on a large allotment of land close to family and friends in the North East. Macleod ticked the boxes and after missing out on a property that went well over fair value we decided to keep our options open in terms of location and type of home. 

Our Solution: We took advantage of a distressed sale opportunity and bought the property in a tense negotiation within 2 days of it being on the market. A quick, unconditional offer timed to perfection to coincide with the sellers wishes secured this outstanding piece of real estate for a price well under the $1M threshold. A brick home on a staggering 1,071 sqm in Macleod walking distance to train station shops.

Location: Hawthorn

Client Brief: Our client was looking for a period home with a north facing allotment, not on a main road in Hawthorn. Looking to update, extend and add a pool. The market being hot as it is particularly in Hawthorn any assistance in securing their next home was welcomed particularly as they had been struggling to find something themselves.

Our Solution: Sourcing properties from an array of networks we secured a magnificent opportunity off market – period single front home on 350 sqm of north facing land in a street off Glenferrie Road. Location superb, potential enormous.

Our clients undertook a planning approval process successfully and were ready to build when their circumstances changed and they sold the untouched property 18 months later for an incredible $700K profit!

Location: Hawthorn

Client Brief: A couple with plans to commence a family  were seeking to purchase a 3 bedroom  home in Hawthorn, which would provide  good capital growth in anticipation of a sale  with 3-5 years.

 Our Solution: We found a single fronted 3 bedroom  Edwardian property in a coveted location in  Hawthorn.

Starting the bidding aggressively at auction  this was passed into us and purchased post  auction for a great price of $1M in 2012.

This has since been sold in 2018 for $1.701M,  providing $700k in equity which well and truly  acheived their brief. We have since purchased a new home for this  family in Surrey Hills.

Location: Camberwell

Client Brief: A family wanting to purchase a 3-4  bedroom home within a 15km radius of the  Eastern suburbs of Melbourne, in a quite  location. They were also wanting the  property to provide good capital growth  because they were considering a future  interstate relocation.

Our Solution: We recommended a home in Camberwell  that had been passed in at auction. The property had been marketed poorly. But for the location and land  size of 700 sqm it appeared to be a very good opportunity.

The client was concerned whether or not a  passed in property reflected good value and  or if indicated there were issues with the  property.

However we considered the fundamentals of  the property to be strong. Bought after a failed auction for $1.03M in Oct 2011. Sold in June 2015 for $1.705M, that’s 70% growth in under 4 years.

Location: Mount Waverley

Client Brief: A family with young children who were  looking for a home, specifically wanting to  secure something in the Mount Waverley  school zone. They were also wanting to  acquire a property that they could be  confident would grow in value and  maximise future opportunities. Additionally  they wanted the capacity to be able to  cater for a granny flat for an ageing parent.

Our Solution:

Bought 939 sqm of land in popular MWSC zone in March 2019 for $1.67M. The closest comparable was within 100 metres that sold in November 2018 for $1.618M but was only on 728 sqm of land. With 6 bidders at auction we secured a great single story home in a quite court. The home had a large garage that was eventually converted to a granny flat, multiple living  zones and met all aspects of our clients brief.

Location: Richmond

Client Brief: Seeking a home in Richmond that offered scope to further update and renovate as their family grew.

Our Solution: Bought a great single fronted property in 2012 for  $775,000.

Bought after the property passed into us at auction. The agents had an auction shortly after so were keen to get the deal done, which allowed us to negotiate quickly and aggressively.

This home would now be worth double in value and our clients have since renovated and gone upstairs to accommodate their 2 sons.

Location: Newport

Client Brief: Seeking a family home in Newport and surrounds. Budget was just over $1M.

Our Solution: We purchased a great Newport home in June 2016 for $1M

A newly built home with great accommodation in an even better position. With 5 years the capital growth would be in excess of 60%.

Location: Kew

Location: Hawthorn East

Client Brief: Our clients wanted to buy a $3-$4M home ideally within walking distance of Carey where the kids were schooled. 

Our Solution: Purchased in 2021 at a challenging time when there was very little supply and most properties were sailing over their reserves. This property was purchased off market for $3.25M.

Vendors had real motivations to sell and we were able to avoid the normal competition.

The property is a short walking distance to Carey. We had a short window to act and we able to secure the property through our negotiation skills. Similar properties were selling for over $3.5M at the time.

Location: Thornbury

Client Brief: After time spent with another advocate, with no luck in securing a home, our client came to us needing direction in what and where to buy, for his objective.

Our Solution: Upon completing the due-diligence on the first property he was interested in, we had to let it go, due to building complications, permits and the like. It was a week afterwards we found this little gem in a very boutique block with 2 x courtyard gardens and OSP direct from the street. This buying process was by method of “closed tender” and therefore knowing the true value of the home and not relying on the information of the selling agent put us in the box seat. We secured the property for $2500 above the nearest other buyer of a field of 8 other offers. A great result for our client.

Client Brief: A client needed assistance with securing a property with multiple offers and late on a Friday evening.

Our Solution: Buyers Advocate swung into action by finding out the Agents policy on multiple offers in their office. From here, with open effective communication and a good professional relationship with the agent; stemming almost a decade, Buyers Advocate was able to influence the agent to hold the sale off until Monday morning so they could do what was necessary over the weekend, to get their client in a position, to move forward.  Using the necessary intelligence they had gathered about the other party involved, Buyers Advocate made their offer to purchase which was a much more in-line with the Vendors wishes and they secured the property at a price and terms their clients could only wish for.
