After moving to Melbourne a year ago and trying to buy a property within the inner city area, we soon realised how competitive the market was. After a couple of failed attempts at acquiring properties directly with Real-estate Agents we decided to engage with a Buyers Advocate.

Successfully negotiate the real estate maze

Coming from interstate we were looking for a house to buy. For the first month it was a case of "the blind leading the blind."

Then we met Leigh.

Easy to work with, straightforward and to the point

I just wanted to write a note of thanks for your assistance in helping my family purchase our new home last month.

As you know, we had been looking on our own for nearly one year, just missing out on more than a few auctions. When we found the house that was 'perfect' for us, we didn't want to just miss out again.

You helped us established an objective valuation, formulate the auction strategy and crossed us over the line whilst remaining within our budget. Having you on our side made all the difference given the vendor's high reserve price. If we had gone it alone again we would have walked away too soon.

Knowledge and experience delivers

80 days ago I first spoke to Sam Lally over the phone and after I told him my needs and my budget he said he had just seen a property that would suit me.  As this was the first time I had ever bought a property I wasn't sure what to expect and was probably a little hesitant.

I met him at the property and immediately I trusted him.  He was very very likeable but more important I could tell by his knowledge and experience that he would only be looking after my best interests.

The property was amazing and I knew it would be a great investment.  I let Sam go to the auction and do what he did best and he weaved his magic and we got it for under market value. 

Today was settlement and there is no way on this planet that I would've been in this position without him.

At first, we were very sceptical about appointing a buyer's advocate, especially in this weak market environment.  One of the best decisions we made

Hi Sam,

Initially we were unsure whether or not to use a buyers advocate, however as first home owners we decided that given our limited knowledge and the current uncertainty in the market it would be a good choice.

As it turned out, engaging you to be our buyers advocate was one of the best decisions that we made. From the outset, you were clearly an expert in the area (Hawthorn) that we wanted to purchase a property in and already new both the actual properties and their respective agents that we had an interest in. Given this we were quickly painted an accurate picture of how much we should expect to pay for the sort of places we were looking at.

The most valuable aspect that we found however was that you were always on the front foot in communicating with agents and vendors in addition to assisting us with some timing issues with the bank and sorting out what we needed to do post sale. Throughout the process we always felt that the information was being brought to us as opposed to us having to request and follow it up which made selection, negotiation and purchase of our property seamless.

I wish there were sufficient words to describe Buyer's Advocate and just how much they have helped us. We can only begin by saying that Leigh is a miracle worker; and truly more than worth his weight in gold.

Hi Leigh,

Thanks for all your help. Like a true sceptic I have been doing a little more homework today to reassure myself I paid the right price. Anywhere between $450k-$460k would have been nice but what's more important is that I have managed to secure the right house in the right street on a real good block of land. It's already starting to look cheap.
 
Having yourself there helped keep the whole experience professional and keep everyone involved honest. Just being able to bounce ideas of someone who knows what's going on gave me the confidence to stay level headed, think straight and be decisive enough to get the job done! It can be disheartening to keep missing out all the time. I won't hesitate in hiring your help again as I really believe it was money well spent. And the best part is I never have to speak to a Real Estate again.
