Tactics used: The property was purchased prior to auction for a client that had very specific requirements. After searching herself over many years so came to Buyers Advocate with the hope that we could purchase in an iconic building. After locating the property we were amoung the first to inspect the property. We were able to successfully negotiate the sale with the agent, to ensure that our client was able to obtain the property without the potential for the competition to push the price outside her budget.

Tactics used: The property was purchased at auction. There was heavy interest in the property given its obvious appeal and location. A semi knock-out bid was used initially to decrease the number of interested parties (competition). The bidding then continued with one bidder who eventually run out of steam, once strong confident bidding eventually wore the under bidder down. This property is certain to achieve strong capital growth as there are very few properties of this kind and new developments are rarely built of solid brick given the costs of doing so.

Appeal: A great lifestyle location that was purchased as a home and future investment. A stylish 4 bedroom townhouse within minutes of beaches and cafes. Our negotiation skills enabled us to purchase the property prior to auction at a price well below it’s current worth.

Tactics used: This property was purchased prior to auction. We were able to determine that the vendors were heading overseas just before the property was to go to auction so we determined it would be good to make an offer just before they left. An offer was given with a very short time frame for the vendor to consider. The offer was also timed while the agent was on leave, minimising the time to call other interested parties. The price paid was excellent for the type of property and position.

Location: Northcote

Appeal: A great property, itself unusual in that it had 3 large bedrooms with 2 bathrooms and potentially 2 car accommodation, with great open living space out the back opening to a good size deck. Located in a fantastic pocket of Northcote, this house is close to amenities, shops and transport.

Tactics used: Our client from interstate came to us for advice on the type and style of property they should be considering to buy in Melbourne for their budget. The starting point from their perspective was a new style townhouse close to the CBD.

We were able to give them some different options for their budget, including single fronted properties not typical and familiar to our northern interstate clients. These provide great capital growth as they have good scarcity value and when nicely renovated command a premium to most other property types in this budget range.

We successfully purchased this gem in Northcote at auction for $865k. On the day of the auction we were expecting the property to sell within the $900’s. However with some quick fire bidding and some aggressive body language the competition were soon dropping out and we were able to purchase the property for a great price.

Location: Kew

Price: $706,000

Appeal: With an appealing street presence and located near the Kew Junction this was a great property. Comprising two big bedrooms with BIR's, a good size bathroom/ laundry and separate W/C. A well-proportioned living space with sunny Northern orientation opening to a secure courtyard garden that's perfect for evening entertaining. Features: Secure off-street parking with intercom entry, attic storage room with easy access for large goods, heating & air-conditioning.

Tactics used: This property was purchased at auction. It was quoted low so we started the auction at $650k knowing full well that the property was worth more than this. This knocked out some early competition but there were still a few parties involved. Most dropped out at the 700k mark, with a round number once again being a barrier for a lot of people. At this level there was only one other party which gave up quickly when they saw our aggressive bidding. This was a great buy when you consider a number of 2 bedroom apartments in Kew sell well into the $600’s and beyond as this was on it’s own title. There is also an opportunity in future to extend up which would create a great family home in a very exclusive and expensive neighbourhood.

Property Type: 1980’s Townhouse

Location: Kew East

Price: $740,000

Appeal: It gained our interest as Kew East has experienced over 80% growth over the last 5 years and has seen a lot of development both residentially and commercially. This property was one of 3 and was positioned at the back of the block giving it maximum privacy. What really interested us though was the size of the accommodation with 3 good size bedroom and a 4th that could easily accommodate a double bed.

The living areas faced North and opened up to an expansive, private deck. Not only will this provide a great rental but offers future upside potential with further modernisation (& rendering).

Buyers Advocate also negotiated as part of the purchase to add a further car space from the body corporate on a 99 year lease.

Tactics used: This property was purchased after passing in at auction the weekend before. We quite often look at properties that do not sell on the day to see whether they are worthwhile pursuing. The reserve on the day was $760k which we thought was very reasonable and likely to sell within days. Our clients were very pleased that we were able to secure this for $740k with an extra carspace thrown in for good measure.

Location: Brunswick

Price: $680,000

Appeal: On 340 sqm, this was walking distance to the city and only 5 minutes away from the train station. Most units close by sell for a similar amount so a 4 bedroom house for this price was a great deal. Because of the development close by it is possible to build units on this site in future and go up to 4 stories in height. 

Tactics used: This property was purchased prior to auction. The agent called us to advise that the vendor was happy to sell this prior and that it could suit one of investor clients that likes to renovate properties. This fitted the brief perfectly for our client and we were able to negotiate a great outcome!


 

 

Fairfield

The perfect ugly duckling needing some love and attention. A large un-renovated 2 bedroom apartment only metres away from shops and the Fairfield Train Station, this was an excellent buy bought for $389,000 as a private sale.

One of eight apartments, unit 6 is positioned at the back of the block and away from the road among four 2 bedroom apartments and four 1 bedroom apartments.

This apartment requires work internally and externally with great potential to bring the building up to a better standard. Internally the bones are good as the floor plan is already open, with the living area leading to a North facing balcony. What is required is a new kitchen, bathroom, flooring and painting. Externally all that is required is rendering to modernize the building and better security. This can be achieved through the body corporate by convincing the group owners of the value add. Once completed unit 6 should be valued around $500 - $550k.


 

Caulfield North

Purchased for $1.791M, the property is a 2 storey solid brick, large family home with expansive living areas. The property has been stripped ready for new fit-out. In the golden mile of Caulfield on 776 sqm of land this was certain to attract interest.

After extensive bidding we secured this property for our client at auction.

Appeal: Purchased as a private sale. This property is a great investment with strong growth potential. Well presented first floor apartment in boutique block offering low maintenance. Located in tree lined street and within easy walking distance to Yarraville Village, two train stations, Yarraville gardens.

Tactics used: Purchased as a private sale, the vendor was given a very short period of time to consider the offer. The price was the lowest price paid in the block within the last 12 months.
