property was purchased prior to auction for a client that had very

with the agent, to ensure that our client was able to obtain the property without the potential for the competition to push the price outside her budget.

Tactics used: The property was purchased at auction. There was heavy interest in the property given its obvious appeal and location. A semi knock-out bid was used initially to decrease the number of interested parties (competition). The bidding then continued with one bidder who eventually run out of steam, once strong confident bidding eventually wore the under bidder down. This property is certain to achieve strong capital growth as there are very few properties of this kind and new developments are rarely built of solid brick given the costs of doing so.

Tactics used: This property was purchased prior to auction. We were able to determine that the vendors were heading overseas just before the property was to go to auction so we determined it would be good to make an offer just before they left. An offer was given with a very short time frame for the vendor to consider. The offer was also timed while the agent was on leave, minimising the time to call other interested parties. The price paid was excellent for the type of property and position.

Tactics used:
Our client from interstate came to us for advice on the type and style
of property they should be considering to buy in Melbourne for their
budget. The starting point from their perspective was a new style
townhouse close to the CBD.
We
were able to give them some different options for their budget,
including single fronted properties not typical and familiar to our
northern interstate clients. These provide great capital growth as they
have good scarcity value and when nicely renovated command a premium to
most other property types in this budget range.
We
successfully purchased this gem in Northcote at auction for $865k. On
the day of the auction we were expecting the property to sell within the
$900’s. However with some quick fire bidding and some aggressive body
language the competition were soon dropping out and we were able to
purchase the property for a great price.

Tactics used:
This property was purchased at auction. It was quoted low so we started
the auction at $650k knowing full well that the property was worth more
than this. This knocked out some early competition but there were still
a few parties involved. Most dropped out at the 700k mark, with a round
number once again being a barrier for a lot of people. At this level
there was only one other party which gave up quickly when they saw our
aggressive bidding. This was a great buy when you consider a number of 2
bedroom apartments in Kew sell well into the $600’s and beyond as this
was on it’s own title. There is also an opportunity in future to extend
up which would create a great family home in a very exclusive and
expensive neighbourhood.

Tactics used: This property was purchased after passing in at auction the weekend before. We quite often look at properties that do not sell on the day to see whether they are worthwhile pursuing. The reserve on the day was $760k which we thought was very reasonable and likely to sell within days. Our clients were very pleased that we were able to secure this for $740k with an extra carspace thrown in for good measure.
